Q. What are your deposit and cancellation policies?

A. We request a 50% deposit to confirm your reservation and the balance due 10 days prior to arrival.

Our Cancellation Policy:
Short Term Renters Cancellation Policy (30-60 day stays):

~ Cancellations made 30 days prior to your arrival allows a 80% deposit less administration fee of 10%. No refund after 30 days. We are happy to reschedule your visit without penalty, based on availability.

Long Term Renters Cancellation Policy (60+ days):

~ We are a small family owned and family/veteran operated business. We understand that more and more people are planning their vacations well in advance. We welcome Long Term Renters. And, we realize life happens and plans can change. However, the further out you book, the longer that particular cabin is "unavailable" to other renters and cannot be booked. We hope you will understand our Cancellation Policy for bookings made more than 3 months in advance for stays greater than 60 days in length must be slightly different.

Cancellations made earlier than 180 days in advance of your arrival date but within 30 days of your booking will receive 90% deposit refund less a 10% Administration Fee.

Cancellations made 150 days prior to your arrival date will receive 80% deposit refund less a 10% Administration Fee.

Cancellations made 120 days prior to your arrival date will receive 70% deposit refund less a 10% Administration Fee.

Cancellations made 90 days prior to your arrival date will receive 60% deposit refund less a 10% Administration Feel

Cancellations made 45 days prior to your arrival date will receive will receive no deposit refund. You will receive a 10% Administration Fee.

The Rio Lobo Guest House was the original bunkhouse for cowboys who worked the Hooker Ranch, purchased 22 years ago by Debbie and Alan Eggleston, renaming it Double E Ranch. At nearly 5,000 feet elevation, this lovingly remodeled, cozy, 1-bedroom cabin offers all the comforts of home right here in the heart of magnificent and pristine vistas adjoining the southwestern New Mexico Gila National Forest High Desert region.

Centrally located at New Mexico Cabin Rentals, the Rio Lobo is a 950 square foot cabin with a screened in porch, perfect for savoring your first cup of coffee in the morning, reading a book while enjoying the afternoon breeze, or relaxing with a refreshing beverage after a day of exploring.

With refinished hardwood floors throughout, the Rio Lobo offers lots of living space and extreme comfort, so it really lends itself to an extended vacation. The kitchen features full-sized appliances, including a dishwasher, and an adjacent dining area, so you can cook-in as much as you’d like, saving you the hassle and expense of dining out. The completely remodeled bathroom comes complete with bathtub and washing machine and dryer. Pack as light as you want – you won’t run out of clean clothes!

With vintage Western Cowboy art and framed Western romance paperbacks from the 1920s through 50s, including those of Louis L’Amour and Max Brand, and meticulously handcrafted 45 year old maple hutch, coffee, end and dining tables, the spacious living room is reminiscent of times gone-by. But don’t let the nostalgia fool you; when you aren’t exploring New Mexico Cabin Rentals’ 360 acres of unspoiled nature, or expanding your day trips to Silver City and beyond, you can enjoy a movie from Direct TV on the flat screen TV, lounging on the full-sized recliner and love seat sofa or download favorite choices from the internet. An extensive DVD library and player is also available.

The Rio Lobo bedroom is furnished with handcrafted, maple dresser and headboard. Whether you’ve spent the day hiking, birding, reading, or riding, you’ll find sleep comes easily as you are lulled by the quiet sounds of the high desert nights, snuggled in luxurious Egyptian cotton sheets on your queen sized bed.

The Rio Lobo Guest House is ideal for all seasons, with air conditioning and gas heat. FYI, because of our remote location, you may not have cell service at your cabin. If your cell carrier is Verizon, and your phone wi-fi capable, you will be able to make cell phone calls using wi-fi.

The Rio Lobo is the original old bunkhouse and is located near the paddocks of the Double E Ranch so you’ll often find horses grazing and playing in your backyard. The cowboys who once made Rio Lobo their home didn't have far to walk to lasso their horses for the days' ride. If you venture out a little further, you’ll be amazed by the scenery and the wildlife. Jackrabbits, havelinas, roadrunners and hundreds of native and migratory birds are pretty common fare within the compound but once you cross Bear Creek, it wouldn’t be uncommon to spot Rocky Mountain Big Horn Sheep, wild turkey, black hawks, golden eagles or even the occasional bear off in the distance.

At New Mexico Cabin Rentals, you can participate in a wide-variety of free-flowing activities , including hiking, birding, rock hounding, photography, stargazing, archaeology and maybe some mountain biking. Explore the hill sides along Bear Creek for the remnants of the Ancient Ones - the Mimbres Indians whose famous red/ black pottery shards can still be found, as well as arrow heads and or other hand made tools. The trail riding is spectacular. The horse is the original 4x4. And, if you’d like to consider bringing your own horse, we’ve got self-care pens and a 300’ x 250’ enclosed arena. Or you can arrange for an equine rental if you let us know in advance. Call for more information about the horseback riding experiences that are available and the associated pricing.

If you want to experience more of what the Land of Enchantment has to offer, you can hike the Double E Ranch Trail, our direct private access to nearly 3 million acres of public lands (New Mexico State Land, Bureau of Land Management and Forest Service) where you can rock hound and explore Native ruins or just enjoy the spectacular vistas in every direction, for miles and miles - seeing all the way to the Arizona Border!!
